Booking Terms & Conditions


Thank you for choosing to book with Tully Mill Cottages. We look forward to welcoming you.

By making this booking you are entering into an agreement with us.

Please read our terms and conditions of booking below prior to making your booking. If you are unsure about any of the points please feel free to ask us for further details. We are happy to help should you have any questions that are not answered here.

It will be assumed that all terms and conditions have been accepted unless you let us know within 14 days of making a booking. Where an email address is provided, most communication will be by email, unless you request otherwise. Your mailing address is still required as it is our policy is to send you written confirmation of your booking together with your card receipts.

Tully Mill Cottages is operated by Tully Mill Cottages, 30 Mill Road, Tully, Florenecourt, Co.Fermanagh BT92 1FN


To confirm a booking a non-returnable deposit of 20% of the total holiday cost is payable at the time of booking. For web bookings, this will be collected using the credit or debit card details supplied to us. Credit or debit card bookings can also be made by telephone.

The balance is due six weeks prior to the arrival date and is also non-refundable. Payment can be taken by credit or debit card. Please note that we do not take American Express.

For bookings made less than 6 weeks prior to arrival the full amount is due at the time of booking.

In this case where a credit/debit card has been used for a web booking, the full cost of the holiday will be charged to the card at the time of booking.

Included in the Price

The price of the accommodation includes a pre- and post-stay clean, bed linen, towels, bathmats, tea towels, oven gloves, hot water, central heating, salt and pepper and a starter pack of toilet roll, kitchen roll, dishwasher powder, washing-up liquid and washing powder. All utility costs are included (electricity & oil). Cots, high chairs, booster seats and stair gates are included in the price subject to availability and reservation at time of booking.

Not included in the price

A mid-stay clean and/or change of linen can be booked and charges for this service apply. Turf for the open fires can be provided and will be charged at £3 per bucket.


VAT receipts are available on request.


The property is offered on the understanding that no more than the maximum number of people indicated in the brochure and website shall occupy it, except by prior written agreement.

We reserve the right to refuse or curtail any booking, which may by number or composition be unsuitable for the property concerned.


Your accommodation will be available to you from 3.00 pm on the day of arrival, unless otherwise arranged. We may not be able to accommodate you if you arrive earlier than the agreed time, as we will be busy preparing your accommodation. Guests arriving before 4pm will be met and shown to their accommodation. Please advise us if you will be arriving after 4pm and we will advise you how to gain access to your property.


Please be ready to leave the accommodation by 10.00 am on the day of departure, unless otherwise arranged.

Charges may be levied against guests who leave after 10.00 am to cover staff waiting costs.

Damages & Breakages

Please take care when staying in our property. You are responsible and liable for any breakages or damages which you cause to the property or its contents.  We ask that you report any incidents as they occur and, while we do not normally charge for minor breakages, we may make a charge in instances when it is reasonable to do so. We also reserve the right to levy a cleaning charge to recoup additional costs over and above what we would reasonably expect to incur.

Good Housekeeping Bond

It is our policy to charge a refundable Good Housekeeping bond of £50 per cottage per week.

Maintenance requirements

If things aren’t working please report these to the office immediately, so that we can take whatever action is required to remedy the problem as quickly as possible. While we will do everything we can to effect speedy repairs to properties, furnishings, equipment and facilities, which may be faulty or fail during your holiday, no guarantees can be given and no refunds will be made if any such fault, failure or breakdown occurs and cannot be rectified

Cancellations and Holiday Insurance

If for any reason you cannot take your holiday and the booking cannot be re-let, you are liable to pay for the booking in full, even if we have not yet received your balance. If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a 5% administration fee. Please note that your deposit is not refundable under any circumstances as by making your booking, our agreement is a legal contract and your deposit is non-refundable. We recommend that you take out cancellation insurance to protect against any such costs.

Non-availability of Accommodation

If Benlaughlin Cottages has to cancel your holiday because your accommodation is unavailable for reasons beyond our control such as smoke or water damage we will attempt to offer you alternative accommodation. If this isn’t possible, or is unacceptable to you, then we will refund all monies paid by you for the holiday including your deposit. Our liability would not extend beyond this refund.

Liability Insurance

No liability is accepted for any loss, damage, sickness or injury however caused, which may be sustained during the holiday to you or any member of your party or any invited person, or any car and its contents, or any of your possessions or those of any member of your party or any invited guest.


Well-behaved dogs are welcome with management’s permission. An additional charge of £10 per booking will apply and not more than 2 pets are permitted per cottage. Dogs are not permitted to be left unattended in the cottages. Please inform us at the time of booking if you intend to bring a pet.

Guests who bring pets to the property without prior notice will be refused occupancy of the property or made to vacate early.

Privacy Policy

Any data collected during the course of this booking will be stored on our computer(s). With your permission we may from time to time contact you with news about Benlaughlin Cottages. We will not share your details with any third party.


Wireless Internet is available free of charge throughout the Cottages. Please note however that due to our location, the Internet connection may be temperamental and therefore connectivity cannot be guaranteed

Courtesy to other residents

You are expected to show due consideration to other residents, not to make excessive noise to disturb others, not to abuse the property or display rude, dangerous or offensive behaviour towards staff, security patrols or any third parties. Occupancy of the property can be refused or you could be asked to leave before the end of the holiday if we feel this is not adhered to.

In all circumstances where you are asked to leave before the end of your booking or where you are refused entry to a property we will treat your holiday as having been cancelled by you and you will not be entitled to any refund or compensation.


Prices may change from time to time and we reserve the right to increase or decrease our pricing at any time.  However, prices quoted will not change once booking has been confirmed.
